I was grabbing coffee downtown and realized I couldn’t remember the last time I saw this many people actually wandering around, looking happy to be there¹. It’s not just the usual lunch crowd either—families with kids, older couples checking out the shops, even some Cal State students who ventured beyond the campus bubble. After fourteen years of tracking every shift in this city (and keeping tabs on what’s happening in neighboring Brea and Placentia), I can tell you that kind of organic foot traffic usually means something good is brewing. Plus, that new Peruvian-Japanese fusion spot is legitimately impressive (and I’m pretty picky about sushi), our schools just pulled off something remarkable that’s flying under the radar, and the housing market? Finally acting rationally again. Let me break down what’s actually happening here. 🏡

🎃 What’s Worth Your Time This Month

👻 OktoBOOfest – Downtown Plaza
Thursday, October 30, 4:30-8:30 PM². Okay, I’ll admit it—I was skeptical about this event when it first started, but it’s actually become one of my favorite nights of the year. The kids’ trick-or-treat parade at 5 PM is genuinely adorable (and they give out free tote bags, which is a great bonus), plus there’s a beer garden for the adults. Fair warning, though: parking gets absolutely insane, so either walk or prepare to circle the block a few times.

🏚️ Haunted Fullerton Walking Tours
The Museum Center does these paranormal history tours throughout October³, and honestly? They’re way better than you’d expect. I did one last year and learned stuff about downtown that I never knew, even after living here for years. … wear comfortable shoes. They really do make you walk around for a couple of hours.

🎭 Cal State Fullerton Shows
“Men on Boats” runs from October 9 to 18, followed by “9 to 5: The Musical” from October 23 to November 1. I haven’t seen these specific shows yet, but their theatre program is consistently solid. Plus, student tickets are incredibly affordable if you have college students.

🎨 Muckenthaler’s Centennial Season
This place is celebrating 100 years⁵, and they’ve been going all out with programming. Their weekly Unplug Thursday concerts are pretty chill if you want live music without the whole “packed venue” thing.

🏢 New Businesses That Are Actually Worth Getting Excited About

I must say, the restaurant and business scene here has been quite impressive lately. Not just the usual chain stuff that pops up everywhere (though Anaheim is getting plenty of those), but some genuinely interesting places that make you want to drive across town to try them.

🥗 CAVA Mediterranean – Opened last June at State College and Commonwealth⁶. I was honestly surprised they picked Fullerton for one of their locations, but I’m not complaining. The customizable bowls are actually really good, and they hired like 35 people locally.

🍣 Akashiro – This Peruvian-Japanese fusion place on Harbor is getting serious attention⁷. The Orange County Register recently published a comprehensive piece on how they’re “redefining OC’s sushi scene.” I tried their ceviche last month and… yeah, it lives up to the hype. Fair warning: it’s not cheap, but it’s worth it for special occasions.

🌮 Live Más Café – Apparently, Taco Bell is converting its Imperial Highway location into one of these fancy café concepts. I know, I know—fancy Taco Bell sounds weird. However, there are only a handful of these nationwide, so I suppose we’re essentially a test market.

🏠 Hub Fullerton Student Housing – This massive complex near Cal State is finally happening⁹. 359 units, over 1,000 beds, plus retail on the ground floor. It’s going to change that area, for better or worse completely.

Okay, so this is a significant development that I don’t think enough people are discussing yet. Our school districts have just achieved something remarkable, and if you have kids or are thinking about having them, you’ll want to know about this.

Fullerton School District¹⁰

✅ This is Actually Historic:

ALL 20 schools just got named Apple Distinguished Schools—we’re the only district west of Texas to achieve this

Math scores: 48% proficient (state average is only 33%)

Reading scores: 57% proficient (vs. 47% statewide)

Oh, and our kids just won their sixth consecutive national speech and debate championship. Sixth!

Fullerton Joint Union High School District¹¹

🏆 Troy High Continues to Dominate:

Ranked #215 nationally, #23 in all of California

Math proficiency: 73% (that’s more than double the state average)

Reading: 85% proficient

Plus, they’ve got these Troy Tech pathways that partner with NASA’s Jet Propulsion Lab. Like, actual NASA.

The money side of things is pretty impressive too—voters approved a $262 million bond (Measure N) for facility improvements¹², and there’s another $284 million measure for the high schools that might pass. After helping families move here for over a decade, I can tell you that school quality absolutely drives home-buying decisions. And honestly? Troy High’s specialized programs are now drawing families from all over Orange County, competing with top schools in Brea and beyond.

The luxury market above $1.5M has the most room to negotiate right now. Under a million is still pretty competitive, similar to what we’re seeing in Anaheim’s competitive market.
