🏡 Yorba Linda Real Estate Market: November 2025

Let’s talk real estate! As someone who’s tracked this market since 2011, I can tell you that November 2025 is presenting some really interesting opportunities. The market is still competitive, but we’re seeing some shifts that smart buyers and sellers should know about.

💭 Wendy’s Take: What This Market Means for YOU

For Buyers: Here’s the good news – we’re seeing a bit more breathing room than this time last year. With homes staying on the market an average of 54 days (up from 37), you have more time to make thoughtful decisions. That said, the best homes still move quickly, and you’ll likely face competition with an average of 5 offers per property.

November is actually one of my favorite times to buy! Sellers who list in November are typically motivated (they’re not waiting for the “spring market”), and you’ll face less competition from other buyers. Plus, you could be settled in before the holidays!

For Sellers: Your home is worth 2.6% more than it was last year, and we’re still in a seller-friendly market. The key is pricing strategically – in April 2025, 42% of homes sold below asking price when overpriced. Work with an agent (hint, hint! 😊) who knows how to price competitively and market effectively.

The homes that shine in today’s market have smart home features, energy efficiency, and show-ready condition. My team can help you identify the improvements that will give you the biggest return!

🏘️ Neighborhood Spotlight: Finding Your Perfect Yorba Linda Community

One of the questions I get asked most is: “Wendy, which neighborhood is right for us?” And honestly, that’s like asking which of your kids is your favorite! Each Yorba Linda neighborhood has its own personality, charm, and perfect family. Let me introduce you to our incredible communities…

🌊 East Lake Village: Lakefront Living at Its Finest

The Vibe: Picture this – waking up to serene lake views, morning walks around a beautiful 15-acre private lake, and a community that feels like a resort you never have to leave. That’s East Lake Village!

Who Lives Here: Successful professionals, established families, and active retirees who want resort-style amenities without the maintenance headache.

Price Range: $1.0M – $1.5M

Home Styles: Contemporary and Mediterranean-inspired homes, 2,000-4,700 sq ft, built primarily in the late 1970s-1980s with many beautifully updated

✨ What Sets It Apart:

  • Private 15-acre lake with walking paths
  • Two community pools & spa
  • Clubhouse for residents
  • Tennis courts & tot lots
  • Lakeview Elementary (top-rated!)
  • HOA handles landscaping

💡 Wendy’s Take: East Lake is MAGICAL, especially if you’re an empty-nester or a professional couple who wants to feel like you’re on permanent vacation. I have clients who moved here from beachfront properties because they loved the community feel. The morning walks around the lake? Better than coffee! Fair warning, though – homes here don’t last long on the market. When they hit, you need to be ready to move fast!

🏫 Travis Ranch: Where Families Thrive

The Vibe: This is THE family neighborhood in Yorba Linda. Think kids riding bikes in the street, neighbors who become lifelong friends, and a community that rallies around its schools like nowhere else.

Who Lives Here: Young families with school-age kids, professionals with a 30-40 minute commute, families who prioritize education and community.

Price Range: $800K – $1.2M (best value for new families!)

Home Styles: Traditional single-family homes, 1,800-3,500 sq ft, family-friendly layouts

✨ Why Families Love It:

  • Travis Ranch Elementary (California Distinguished School!)
  • Close to Yorba Linda High School
  • Multiple parks & playgrounds
  • Active Nextdoor community
  • Family events (movie nights!)
  • Safe streets for biking

💡 Wendy’s Take: If you have kids under 18, Travis Ranch should be at the top of your list. The schools are phenomenal (I mean, California Distinguished School status isn’t easy to achieve!), and the sense of community is something special. Parents actually know their neighbors here, kids have built-in playmates, and the resale value stays strong because families never want to leave. My own kids went to school with Travis Ranch families, and those friendships are still going strong 20 years later!

⛰️ Bryant Ranch: Nature Meets Suburban Comfort

The Vibe: If you love being close to nature but don’t want to sacrifice suburban conveniences, Bryant Ranch is your sweet spot. Nestled near the hills with gorgeous canyon views, it’s peaceful without being remote.

Who Lives Here: Active families, outdoor enthusiasts, professionals who work from home and want inspiring views, and established couples.

Price Range: $900K – $1.1M

Home Styles: Mix of traditional and contemporary, 1,800-3,500 sq ft, many with canyon/mountain views

✨ Outdoor Paradise:

  • Direct access to 100+ miles of trails
  • Stunning sunset views
  • Bryant Ranch Elementary
  • Jessamyn Park nearby
  • Mountain biking & hiking
  • Peaceful, established feel

💡 Wendy’s Take: Bryant Ranch is where I send clients who say “We want to feel like we’re in the hills, but still be close to everything.” You get those gorgeous canyon views and easy trail access, but you’re still 10 minutes from Costco! It’s also one of the more affordable entry points into Yorba Linda, making it perfect for growing families. The schools are solid, the neighbors are friendly, and honestly? Those sunsets from the hillside homes are worth the price of admission alone!

👑 Kerrigan Ranch: Luxury Living Elevated

The Vibe: When people picture “Yorba Linda luxury,” this is it. Kerrigan Ranch offers the space, privacy, and prestige that successful individuals and families seek. These aren’t just houses – they’re estates.

Who Lives Here: High-net-worth professionals, executives, successful entrepreneurs, families who want space for multi-generational living, equestrian enthusiasts.

Price Range: $2.0M+ (homes often exceed $2.5M)

Home Styles: Custom estates, Mediterranean and Contemporary, 4,000-8,000+ sq ft on large lots

✨ The Luxury Lifestyle:

  • Expansive lots (often 1+ acre)
  • Panoramic mountain views
  • Custom-built estates
  • Private, gated properties
  • Top PLYUSD schools
  • Near Box Canyon Park

💡 Wendy’s Take: Kerrigan Ranch is where you go when you’ve “made it” and want your home to reflect that success. These properties rarely come on the market, and when they do, they attract serious buyers who know exactly what they want. The lots are massive, the views are breathtaking, and the privacy is unmatched. I’ve worked with several families who downsized from even larger estates in other cities and chose Kerrigan Ranch because they wanted that perfect combination of luxury, community, and safety. Pro tip: If you’re serious about Kerrigan Ranch, get pre-approved with a jumbo loan specialist and be ready to move quickly!

🏛️ Old Town Yorba Linda: Historic Charm & Character

The Vibe: Want to live where Yorba Linda began? Old Town offers an entirely different feel – tree-lined streets, historic homes with character, and a walkable downtown. It’s charming, authentic, and surprisingly affordable.

Who Lives Here: First-time buyers, young professionals, small families, people who love historic homes, and those who want a “Main Street America” lifestyle.

Price Range: $700K – $950K (most accessible entry point!)

Home Styles: Craftsman, Ranch, Traditional, 1,400-2,800 sq ft, many with original details

✨ Why It’s Special:

  • Walking distance to shops & restaurants
  • Thursday Farmers Market
  • Historic character & charm
  • More affordable than newer areas
  • Near Nixon Library
  • Established neighborhood

💡 Wendy’s Take: Old Town is my secret weapon for first-time buyers who think they can’t afford Yorba Linda! Yes, the homes are older (think 1950s-1970s), but that means CHARACTER: original hardwood floors, mature trees, larger lots than newer neighborhoods, and a genuine small-town feel. Plus, you’re walking distance to the Farmers Market, new restaurants, and that gorgeous new Town Center development. Many of these homes are renovation projects, which means you can build instant equity with a bit of sweat equity. It’s the perfect entry point, and honestly? The community feel here is unmatched!

🎓 Wendy’s Real Talk: What Parents Really Need to Know

Listen, I raised two kids in PLYUSD, and I’ve worked with hundreds of families who chose Yorba Linda specifically for the schools. Here’s what I’ve learned:

The Numbers Don’t Lie: When your school district ranks in the top 20% in California (that’s out of nearly 2,000 districts!), you know you’re getting something special. But it’s not just test scores – it’s the culture. Teachers here CARE. Parents are involved. Kids are challenged but supported.

GATE Programs: If you have a gifted child, Golden Elementary’s GATE program is legendary. I’ve had families move here from other OC cities specifically for this program.

High School Options: Here’s what’s cool, we have THREE excellent high schools to choose from within PLYUSD! Yorba Linda High, Valencia High, and El Dorado High each have their own strengths. This gives families options based on their kids’ interests.

The Result? Kids who graduate from our high schools are genuinely prepared for college. The AP participation rate at Yorba Linda High is 54% – that’s impressive! My own daughter took 8 AP classes and got college credit for most of them. That’s real money saved on tuition!

⚠️ Important: Always Verify School Boundaries!

School boundaries can change, and streets near boundary lines may be assigned to different schools. Before you fall in love with a home, ALWAYS verify which schools it’s zoned for!

I’ve Got You Covered! As part of my service, I verify school boundaries for every property we tour. I’ll also connect you with families in that school so you can get the real scoop!

🏗️ Infrastructure & Development: Investing in Our Future

One of the things I love about Yorba Linda is how seriously we take maintaining and improving our infrastructure. The city isn’t just resting on its laurels – we’re actively investing in projects that make our community safer, more efficient, and better connected. Here’s what’s happening…

🚧 Active Infrastructure Projects (2024-2025)

🚦 Yorba Linda Boulevard Improvements

Scope: Imperial Highway to Lakeview Avenue

Purpose: Reduce congestion, improve traffic flow

Includes: Wider turn lanes, signal upgrades, safety improvements

Features: Extended turn lanes, traffic signal modifications, utility relocations, retaining walls, curb ramps, landscaping

✅ Environmental Impact Report completed – project approved!

🌧️ Storm Drain Improvements

Location: Black Gold Golf Course area

Emergency repairs to the drainage infrastructure damaged in the 2023 rainfall. Includes pipe removal, repair, and re-lining.

🛣️ Annual Pavement Preservation

Focus: Zones 5, 6, and 7

Slurry seal treatment, ADA improvements, and street overlays to maintain our excellent Pavement Condition Index.

🚰 Sidewalk & Concrete Repairs

Scope: City-wide as needed

Installation of missing sidewalk gaps, repairs to uneven sections, and curb and gutter work.

💧 Yorba Linda Water District: Modernizing Our Infrastructure

The Yorba Linda Water District (YLWD) is actively replacing aging water and sewer infrastructure to ensure reliable service for decades to come:

🔧 Waterline Replacements

  • Mandarin Lane waterline replacement (Winter 2025)
  • McKenzie Drive area upgrades (Placentia, Winter 2025)
  • Enhanced fire flow reliability
  • Larger diameter pipes for better service

🚰 Sewer & Pressure Station Upgrades

  • 6,500 linear feet of sewer main lining
  • 12 manholes rehabilitated (FY23-24)
  • Four Pressure Regulating Stations replaced
  • Downtown Main Street sewer upgrade complete!

💭 Why Infrastructure Matters to YOU

Okay, I know infrastructure projects aren’t exactly an exciting dinner conversation. But here’s why this matters if you’re considering buying or already own a home in Yorba Linda:

1. Property Values: Cities that invest in infrastructure maintain and grow property values. When a city lets roads crumble and utilities fail, home values suffer. Yorba Linda does the opposite; we proactively support and improve. That’s one reason our home values have consistently appreciated over the decades.

2. Quality of Life: Better traffic flow means less time sitting in your car. Reliable water and sewer systems mean no nasty surprises. Well-maintained sidewalks mean safer neighborhoods for kids walking to school.

3. Long-Term Planning: These aren’t band-aid fixes – they’re strategic improvements with 20-30 year planning horizons. The city is thinking about what Yorba Linda will need in 2045, not just 2025.

4. Financial Responsibility: Yorba Linda funds these projects through a mix of gas taxes, Measure M2 sales tax (dedicated to transportation), assessment districts, and competitive grants. We’re not drowning in debt to maintain our city – we’re doing it responsibly.

⏰ Why November 2025 is a GREAT Time to Move to Yorba Linda

After helping families find their perfect Yorba Linda home since 2011, I can tell you with confidence – November 2025 presents a unique window of opportunity. Here’s why:

🏡

Less Competition

Many buyers wait for spring. Smart buyers act in November! You’ll face fewer bidding wars and have more negotiating power.

💰

Motivated Sellers

Homes listed in November typically have motivated sellers. They’re not testing the market – they need to sell!

🎄

Holiday-Ready

Close before the holidays and celebrate in YOUR new home! There’s something magical about starting the new year in a new house.

📈

Market Conditions

Homes are staying on market slightly longer (54 vs 37 days), giving you time to make informed decisions without panic.

🏫

School Year Planning

Buy now, settle in over winter break, and your kids start the new semester in their new school. Perfect timing!

🌟

Community Growth

With new restaurants, infrastructure improvements, and business development, Yorba Linda is only getting better!

Q: What’s the average home price in Yorba Linda in November 2025?

A: The median home price is $1.5 million, with prices ranging from around $700K in Old Town to $2.5M+ in luxury neighborhoods like Kerrigan Ranch and Hidden Hills. The market has appreciated 2.6% year-over-year, and homes are selling for an average of $619 per square foot.

Q: How are the schools in Yorba Linda?

A: Exceptional! The Placentia-Yorba Linda Unified School District ranks in the top 20% of California districts (#253 out of 1,930). Students score 52% proficient in math (vs 33% state average) and 64% in reading (vs 47% state average). Schools like Golden Elementary, Travis Ranch Elementary, and Yorba Linda High School consistently earn top ratings and California Distinguished School status.

Q: Is Yorba Linda safe?

A: Yes! Yorba Linda consistently ranks among the safest cities in Orange County. The city has earned an A+ crime score and is served by both the Orange County Sheriff’s Department and the Orange County Fire Authority. The low crime rate and family-friendly atmosphere are primary reasons families choose to settle here.

Q: What neighborhoods should I consider if I have young children?

A: Travis Ranch is THE go-to neighborhood for families with school-age kids. It’s served by Travis Ranch Elementary (a California Distinguished School), has multiple parks, and features that close-knit community feel where kids can safely ride bikes and parents become lifelong friends. Bryant Ranch and East Lake Village are also excellent family-friendly options with top-rated schools and amenities.

Q: How’s the commute from Yorba Linda to Los Angeles or Anaheim?

A: Yorba Linda is ideally located about 37 miles (45-60 minutes) from downtown Los Angeles and just 10-13 miles (15-20 minutes) from Anaheim. The SR-91 freeway provides easy access to the 57, 55, and 5 freeways. Many residents work in nearby business centers like Anaheim, Fullerton, Brea, or Irvine. While you do need a car (Walk Score is 28), the relatively short distances to major employment centers make it very manageable.

Q: What’s there to do in Yorba Linda?

A: Tons! The Richard Nixon Presidential Library & Museum is a world-class attraction right in our city. We have over 100 miles of hiking, biking, and equestrian trails. Black Gold Golf Club offers stunning canyon views. The Thursday Farmers Market brings the community together downtown. Yorba Linda Community Center and Cultural Arts Center provide year-round programs and events. Plus, we’re close to all of Orange County’s attractions – Disneyland is 20 minutes away!

Q: Are there good restaurants in Yorba Linda?

A: The dining scene has exploded in recent years! New hotspots like Habibi’s (Mediterranean), Tatva (Indian fine dining), Okaay Chicken (Korean), and Yifeng Bistro (Asian fusion) have joined established favorites like Baci di Firenze (Italian) and Ranch Enchilada (Mexican). The Yorba Linda Town Center development has brought even more options to our downtown area.

Q: What’s the most affordable way to get into the Yorba Linda market?

A: Old Town Yorba Linda is your best entry point, with homes ranging from $700K-$950K. These historic homes (built 1950s-1970s) offer great character, larger lots, and walkability to downtown. Many are renovation projects, which means you can build equity through improvements. Travis Ranch ($800K-$1.2M) and Bryant Ranch ($900K-$1.1M) are also more accessible compared to East Lake Village or Kerrigan Ranch.

Q: How competitive is the Yorba Linda housing market right now?

A: As of November 2025, the market is “somewhat competitive” with a Redfin Compete Score of 65/100. Homes receive an average of 5 offers and sell in about 54 days (compared to 37 days last year). This means you have more time to make thoughtful decisions than in hyper-competitive markets, but desirable homes still move quickly. The best properties in top neighborhoods can sell faster when multiple competing offers come in.

Q: What’s the weather like in Yorba Linda?

A: Yorba Linda enjoys beautiful Southern California weather! We average about 280 sunny days per year. Summers are warm and dry (often 85-95°F), while winters are mild (60-70°F). November is adorable, think 70-degree days with cool evenings, perfect for enjoying our trails and outdoor activities. We do get hot in summer (occasionally exceeding 100°F), but most homes have air conditioning.

Q: Does Yorba Linda have HOA fees?

A: It depends on the neighborhood! Some communities, like East Lake Village, have HOAs (typically $100-300/month) that cover amenities such as the lake, pools, and landscaping. Other neighborhoods, like parts of Travis Ranch and Bryant Ranch, have minimal or no HOA fees. When house hunting, I always make sure to clarify HOA costs and what they cover so there are no surprises!

Q: I keep hearing about the Nixon Library. Is it really worth visiting?

A: ABSOLUTELY! Even if you’re not a huge history buff, the Nixon Library is fascinating. After a $15 million renovation, it now features 70 major exhibits, 30 multimedia experiences, 11 original films, and beautiful gardens with 2,500 roses. You can tour Nixon’s birthplace (still on the original site!), sit in a replica of the Oval Office, and explore everything from the China visit to the space race. It’s also a gorgeous venue for events. Trust me – bring your out-of-town guests here and they’ll be blown away!
