Orange Unified earned an A- grade and ranks #457 out of 1,910 districts6. That’s still top 30%, which is solid. But math proficiency comes in at 39-43%, and reading at 54%. The graduation rate is 94%, just one point lower.
Now, here’s where it gets interesting. Those are district-wide averages. The actual schools in Anaheim Hills specifically outperform the Orange Unified average. But here’s what makes PYLUSD really special: ALL FOUR of their high schools rank in the top 9% nationally5. Valencia, El Dorado, Esperanza, and Yorba Linda are all excellent. That means you can buy anywhere in Yorba Linda and know your kids will attend a top-tier high school.
Canyon High School in Anaheim Hills ranks #230 in California8. That’s still top 10%, which is good. Students average 1,300 on the SAT (20 points lower than Yorba Linda), with a 96% graduation rate (3 points lower). Math proficiency is 42% (13 points lower), and reading is 61% (8 points lower).
Now, Canyon has some things Yorba Linda doesn’t. They offer an International Baccalaureate program, and they have Orange County’s only high school Aviation Academy. Those are unique opportunities that could matter a great deal to your family.
Here’s my honest take after working with dozens of families on this exact decision. If education is your absolute top priority and you want guaranteed excellence no matter which neighborhood you choose, Yorba Linda delivers. Every high school strives to perform at its highest level. You can’t make a bad choice.
Suppose you’re willing to research school boundaries in Anaheim Hills and ensure you’re in the Canyon High zone with good elementary and middle school options. In that case, you can achieve 85-90% of Yorba Linda’s educational quality while saving $300,000 on your home purchase. That’s real money that could be used to pay for private college later.
🛡️ Safety and Crime: Both Exceptionally Safe
Let me start by saying this: both communities are incredibly safe. We’re talking about two of the safest areas in Orange County, which is already one of the safest regions in California. You’re not choosing between “safe” and “unsafe” here. You’re choosing between “extremely safe” and “very safe.”
That said, there are measurable differences worth knowing about.
Yorba Linda’s overall crime rate sits at 17.94 per 1,000 residents3. That’s 59% safer than the California average and 55% safer than the national average. Violent crime is incredibly low at just 2.965 per 1,000 residents. And get this: zero murders in 2023. Property crime rates are 11.58 per 1,000.
Anaheim Hills reports an overall crime rate of 22.38 per 1,000 residents4. That’s still 33% safer than the California average. Violent crime sits at 3.423 per 1,000, and property crime around 18.96 per 1,000.
So yes, Yorba Linda has lower crime rates across the board. About 20% lower overall, 39% lower property crime, and 13% lower violent crime compared to Anaheim Hills. Is that a dealbreaker? For most families, probably not. Both areas are safe enough that you won’t worry about your kids riding bikes in the neighborhood or your car getting broken into.

Yorba Linda brands itself as the “Land of Gracious Living,” and that’s not just marketing speak. There’s a genuine small-town feel here, even though you’re 40 miles from downtown LA. People know their neighbors. You run into the same families at soccer games and the Costco on Savi Ranch.

Demographics tell the story: the median household income is $152,060, the median age is 44.7 years (established families and empty nesters), and 82.5% homeownership means people put down roots here. This isn’t a starter-home community where everyone moves after five years.
Anaheim Hills: Master-Planned Sophistication
Anaheim Hills has an entirely different origin story. It was developed starting in 1971 as a master-planned community, utilizing innovative “Landform Grading” techniques to create neighborhoods that follow the natural contours of the hillside. The result is a cohesive, aesthetically pleasing community with consistent architecture and beautiful landscaping.
There are 23 different HOAs all coordinated under the Anaheim Hills Planned Community Association. That means your neighborhood always looks maintained. The parks are pristine. The common areas are landscaped. It’s that polished Orange County feel that some people love and others find too manicured.
Demographics are similar to Yorba Linda: median household income of $142,39310 (about $10K less), median age of 43, and 90% white-collar workers. The vibe is professional families, double-income households, kids involved in travel sports, and active homeowners’ associations.
Here’s something interesting: because Anaheim Hills is part of Anaheim, you technically live in the same city as Disneyland. You’re 15-20 minutes from the parks, Angel Stadium, and Honda Center. Honestly, the location differences between these two communities are pretty minor. They’re both located in northeastern Orange County, both situated in the hills, and both about the same distance from major employment centers.
Yorba Linda residents average 31-minute commutes12. Anaheim Hills comes in at 28 minutes12. We’re talking about a 3-minute difference, which is basically nothing when traffic is involved.
To Irvine (major job center): about 25 minutes from either location, 12-20 miles. To Costa Mesa: 21-25 minutes. To downtown LA: 40-90 minutes, depending on traffic, and yes, traffic matters way more than which city you start from.
Beach access is similar. You’re 15-28 miles from Newport Beach, Huntington Beach, and Laguna Beach from either community. Call it 25-35 minutes on a good day, longer on summer weekends when everyone and their cousin is heading to the coast.
John Wayne Airport is your best bet for flying, located approximately 15-20 miles away (20-30 minutes from Anaheim Hills, 25-35 minutes from Yorba Linda). LAX is 35-45 miles and can take anywhere from 45 minutes to 2 hours, depending on traffic and when you leave.

- Both communities offer similar commute times to major OC job centers
- Anaheim Hills is 5-10 minutes closer to Irvine and the coastal areas
- Traffic through the Orange Crush (91/55/5 interchange) affects both equally

Shopping and Dining: Solid Suburban Options
Both areas offer good shopping and dining, though neither is going to compete with coastal Orange County for restaurant variety.
Yorba Linda centers around Savi Ranch, near the 91 freeway, with nearby stores including Costco, Best Buy, Dick’s Sporting Goods, Kohl’s, and Sprouts. The newer Yorba Linda Town Center (opened 2019) brought Bristol Farms and more upscale dining13. The Main Street Historic District features charming local businesses, including The Winery at Main Street.
Anaheim Hills features the Festival Center (Target, Vons) and Village Center, which includes Wood Ranch BBQ and BJ’s Restaurant. But here’s the advantage: you’re also close to all of Anaheim’s dining scene, the Packing District for craft beer, and the international restaurants near Little Arabia.
Honestly, most families in both communities drive to the nicer restaurants in Brea, Fullerton, or down to Newport and Laguna for special occasions. The local options are sufficient for everyday needs, but nothing particularly noteworthy.
HOA Considerations: Budget for Them
This is important. Both communities have extensive HOA coverage, especially in newer developments. You’re typically looking at $200-300 monthly for single-family homes and $300-600+ for condos and townhomes14.
Anaheim Hills has nearly universal HOA coverage as a master-planned community. Yorba Linda has more variation, with some older neighborhoods having minimal HOAs or none at all.
What do you get for your HOA fees? Landscaping, standard area maintenance, pools, clubhouses, and sometimes gated security. In Anaheim Hills, those fees contribute to maintaining a pristine and coordinated appearance.
Fair warning: I witnessed a situation in 2023 where a Yorba Linda condo association imposed 20% fee increases, plus $9,000 special assessments for emergency repairs. It can happen. Always review the HOA’s financials, reserves, and meeting minutes before making a purchase. Ensure they’re saving money for future repairs, not just paying bills as they arise.

You’re willing to research school boundaries carefully. If you can confirm that your address is within the Anaheim Hills Elementary, El Rancho Charter, and Canyon High attendance zones, you’re getting an excellent education that rivals PYLUSD.
You value the IB program or Aviation Academy. Canyon High’s unique programs, which aren’t available in PYLUSD, might be a perfect fit for your child’s interests.
You prefer master-planned community aesthetics. The cohesive architecture, coordinated HOAs, and pristine landscaping create that polished Orange County look.
