After working in Orange County real estate for over 15 years, I can honestly say October 2025 feels like a pivotal moment for Brea. We’re seeing major infrastructure completions, exciting new businesses opening, and the community really coming together around some fantastic events. The energy downtown is palpable, and I’m excited to share what’s happening in our city! 🌟

The fall event calendar is absolutely packed this year! 🍂 I never miss the farmers market on Thursday evenings – it’s become this unofficial networking hub where I run into clients, neighbors, and city council members. 🎪 Brea Improv Comedy Shows
Patrick Warburton headlines October 11¹, Ian Bagg performs October 23-25¹, and a special Horror Nerd show with Samantha Hale on October 29¹. All shows start at 8:00 PM¹. The venue’s been attracting young professionals to downtown Brea, which is great for the local economy.

🎨 Yo Gabba Gabba Art Exhibition
Opening October 18th at the Civic Center Gallery² featuring 80 local artists² celebrating the show’s 20th anniversary². The exhibition runs through December 12, 2025². My kids are grown now, but I still remember when they were obsessed with this show!

🥕 Thursday Farmers Market
Every Thursday from 4-8 PM³ at Birch & State College³. Fresh produce, local vendors, and the best people-watching in town. Pro tip: park at the civic center and walk over.

The Halloween festivities are going to be incredible this year! 🎃 October 31st brings mall trick-or-treating from 5-7 PM⁴, downtown business participation from 6-8 PM⁵, and our city-wide neighborhood decoration contest runs all month⁵. I’ve noticed families specifically choose neighborhoods based on Halloween spirit – it’s actually become a legitimate selling point when showing homes! For more Halloween fun, La Habra’s expanded Halloween celebrations are just a short drive away.

The Brea Mall transformation is honestly blowing my mind. This multi-million-dollar project⁶ is entering its final phases, with confirmed new tenants including Uniqlo⁷, Rivian’s first area electric vehicle showroom⁷, Din Tai Fung⁸, and North Italia⁸. We’re getting 380 new apartment units⁹ and a 90,000-square-foot Life Time Fitness center¹⁰. 🏗️ This rivals the major developments happening in Anaheim with their Disneyland Forward expansion.

October 16th marks the completion of Birch Street Phase 1A infrastructure upgrades¹² from Kraemer Boulevard to Valencia Avenue¹³. As someone who drives this route daily, I can tell you the improvements are desperately needed! 🚧

The big news is the Brea 265 development with 1,100 homes¹⁴ on former Aera Energy oil fields near Lambert Road. This 2025-2027 project timeline¹⁴ includes:

  • Mixed housing types from townhomes to single-family homes
  • Developer-funded improvements to Lambert Road and Rose Drive¹⁵
  • Expansion funding for Olinda Elementary School¹⁴
  • Integration with existing trail systems, adding 7 miles of trails¹⁶

💡 Smart Planning Insight: What I love about this development is how the city structured it. The developer pays for the necessary infrastructure improvements and also contributes to school expansion, which helps keep our tax burden manageable while providing the required upgrades. It’s really thoughtful long-term planning.
