December brings a special warmth to Placentia, where festive lights brighten Old Town and families gather for our beloved holiday traditions. As your local real estate expert, I’m thrilled to share what makes this month – and this community – so remarkable.
Known affectionately as “The Pleasant Place to Live,” Placentia is preparing for an extraordinary milestone: our centennial celebration in 2026. This December, our city of approximately 51,900 residents showcases the perfect blend of historic charm and modern vitality. With a median home price around $1.05 million, award-winning schools achieving a 95% graduation rate, and nearly $20 million in infrastructure investments, Placentia represents one of North Orange County’s most desirable communities.
🎄 December Events Bring Holiday Magic
This December, Placentia’s calendar overflows with festive celebrations that bring our community together. These events showcase the small-town warmth that makes living here so special.
Very Tamale Holiday Festival
Our signature event, the Very Tamale Holiday festival, takes place on Thursday, December 11, 2025, from 4:00 PM to 10:00 PM in Old Town Placentia at Santa Fe Avenue and Bradford Avenue. This free community celebration draws thousands of residents for live entertainment, diverse food vendors showcasing authentic tamales, a festive beer garden, and our official tree lighting ceremony.¹
The festival’s standout attraction is the North Pole Playground featuring actual snow for sledding and snowman building – a rare Southern California treat that delights children and adults alike. Contact the Community Services Department at (714) 993-8232 for complete details.¹
The Bruery’s 12 Days of Christmas Party
Local craft brewery The Bruery, located at 717 Dunn Way, hosts its 12 Days of Christmas Party on Saturday, December 13, from 12:00 PM to 3:00 PM. The $40 ticketed event includes four exclusive holiday-themed beer tasters, homemade cookies, commemorative glassware, a limited-edition Bruery Santa hat, and a Christmas ornament.²
Throughout December, The Bruery offers free weekly events, including Rock’n Bingo every Tuesday from 6:00 to 8:00 PM and Trivia Night every Wednesday from 7:00 to 9:00 PM.²
Weekly Farmers Market
The Placentia Certified Farmers Market continues year-round every Tuesday from 3:00 PM to 7:00 PM at the Placentia Town Center, 130 East Yorba Linda Boulevard. December dates include the 2nd, 9th, 16th, 23rd, and 30th. Approximately 30 vendors offer fresh produce, homemade goods, and local farm products. The market now accepts EBT benefits, making healthy food accessible to all residents.³
🏘️ Community & Lifestyle Excellence
Placentia continues earning recognition as one of Orange County’s most livable communities. Our residents enjoy a median household income of $110,575 – that’s 82% above the national median – while maintaining the friendly, accessible atmosphere of a smaller city.
The city spans 6.6 square miles with excellent walkability in Old Town, extensive parks throughout all neighborhoods, and convenient access to major employment centers. Our warm-summer Mediterranean climate brings pleasant weather year-round, with August highs around 87°F and January lows near 48°F.
Three Placentia playgrounds now hold the prestigious National Demonstration Site designation – Koch Park, Tuffree Park, and Parque De Los Niños – ranking among only 35 such sites in California. These world-class facilities demonstrate our commitment to family-friendly amenities.
Safety remains a top priority, with Placentia earning a B crime grade – safer than 67% of U.S. cities. Our Police Department handles approximately 1,100 emergency calls per month, while our dedicated Fire and Life Safety Department operates two stations staffed by career firefighters and paramedics.
🏗️ Business Growth & Development News
Placentia’s business landscape continues evolving with exciting new additions and significant developments that enhance our community’s appeal.

Chick-fil-A Coming Soon
Construction is underway for a new Chick-fil-A restaurant at Alta Vista Street and Rose Drive, with preliminary grading completed as of February 2025. The 5,525-square-foot restaurant with a drive-thru will occupy the city’s last large undeveloped commercial parcel.⁶

Chapman Corridor Revitalization Plan
The city adopted the Chapman Corridor Revitalization Plan in November 2025, establishing long-term development standards for the 55-acre corridor between Placentia Avenue and Kraemer Boulevard. The plan emphasizes walkability, mixed-use development, and streetscape improvements while explicitly prohibiting eminent domain use.⁷
🏛️ Government & Infrastructure Investments
Placentia’s commitment to infrastructure excellence shows in our substantial Capital Improvement Program investments that benefit every neighborhood.
$19.6 Million Capital Improvement Program
The FY 2024-25 Capital Improvement Program encompasses 39 projects totaling $19.6 million, funded through Measure U sales tax revenues, gas tax, development impact fees, and grants. Major construction includes the FY 2023-24 Arterial Street Rehabilitation project ($3.34 million), repaving approximately 500,000 square feet of Chapman Avenue and Melrose Street, with completion expected by April 2025.⁸
Golden Avenue Bridge Replacement
The Golden Avenue Bridge Replacement project moves forward with $3.3 million in Measure U funds, supplementing $2.2 million in federal funding. The new structure will replace the original 1934 bridge with modern 6-foot sidewalks, 5-foot bike lanes, and connections to the 66-mile OC Loop recreational trail.⁸
Residential Street Improvements
$2.45 million has been allocated to rehabilitate approximately 1.9 million square feet of neighborhood streets, including Hudson, Williamette, Roanoke, Little Bighorn, and Susquehanna streets. The city maintains a Pavement Condition Index of 79.7, right within the ideal 79-81 range.⁸
New City Leadership
Jennifer Lampman became Placentia’s first female City Administrator in June 2025, bringing extensive financial expertise from her previous role as Finance Director. The current City Council comprises Mayor Kevin Kirwin (District 2), Mayor Pro Tem Chad P. Wanke (District 4), and Council Members Thomas Hummer, Ward L. Smith, and Jeremy B. Yamaguchi.⁹
📊 Real Estate Market Analysis
As your trusted real estate advisor, I’m closely watching the Placentia market. The data tells an encouraging story for both buyers and sellers this December.

Zillow’s September 2025 estimate placed the median at $1,075,867 (up 0.9% year-over-year), while Redfin’s August 2025 data showed $1,017,500. Price per square foot ranges from $568 to $601 across recent months.¹⁰
Market Pace & Competition
Homes spend approximately 39-47 days on market – an increase from 2024’s faster-moving market. However, the city maintains seller’s market conditions with a Redfin Compete Score of 76-83 out of 100 (Very Competitive). Typical listings receive 4-5 offers, and homes sell for approximately 1% above the asking price on average. Hot homes command 4% premiums and sell within 12-20 days.¹¹
Inventory & Sales Activity
Current inventory shows approximately 102-108 active listings, with 57% of homes selling within 30 days. However, 47-53% of sales close below the asking price, indicating some buyer negotiating power has returned to the market.¹¹

🏡 Neighborhood Spotlight: Diverse Options
Each Placentia neighborhood offers its own character and appeal. Let me share insights about our most popular areas.
Alta Vista South
Alta Vista South represents Placentia’s premier luxury market with homes priced $1.4 million to $2.5 million. These spacious 3,000- to 4,500-square-foot properties near Alta Vista Country Club attract families seeking excellent schools and suburban refinement. The neighborhood offers tree-lined streets, mature landscaping, and a prestigious address.
Old Town Placentia
Old Town Placentia offers historic charm, with vintage bungalows and modern renovations, at a median price of approximately $900,000. This area serves as the community’s cultural hub with local shops, restaurants, and our annual Very Tamale Holiday festival. Walkability and character define this beloved neighborhood.
Placentia Lakes
Placentia Lakes offers more affordable entry at $559,000-$800,000, with lake views in a gated community featuring tennis courts, swimming pools, and a mix of single-family homes and condominiums. This neighborhood proves ideal for first-time buyers and outdoor enthusiasts who value resort-style amenities.
La Jolla
The La Jolla neighborhood offers a classic 1950s-1970s suburban character at $850,000-$1.4 million. Originally built to house oil industry workers, these homes feature spacious lots and floor plans of 1,200-2,500 square feet – perfect for families seeking traditional suburban living with room to grow.
💡 December Buying Tips
December presents unique opportunities for homebuyers willing to navigate the holiday season real estate market.
Motivated Sellers: Sellers listing in December often have compelling reasons to sell quickly – relocations, job changes, or desire to close before year-end. This creates opportunities for negotiation not typically available during the spring and summer peak seasons.
Less Competition: With inventory at 102-108 listings and many buyers postponing their search until after the holidays, you’ll face fewer competing offers. This gives you more time for inspections and due diligence.
Year-End Tax Benefits: Closing before December 31st allows you to deduct mortgage interest, property taxes, and certain closing costs on your 2025 tax return. Consult your tax advisor about specific deductions.
Lock in Current Rates: Interest rates remain relatively stable. Acting now protects you from potential rate increases in early 2026 while giving you the whole year ahead to settle into your new home.
Pre-Approval is Essential: Get pre-approved before house hunting. In a market where homes sell for 1% above asking with 4-5 offers, demonstrating financial readiness makes your offer stand out.
🏠 December Selling Tips
Selling during the holidays requires strategic positioning, but the rewards can be substantial for well-prepared sellers.
Embrace Tasteful Holiday Decor: Warm, welcoming decorations create emotional connections with buyers. Keep it elegant and neutral – fresh greenery, white lights, and subtle accents work beautifully. Avoid overwhelming religious or themed displays that might not resonate with all buyers.
Maintain Accessibility: December buyers are serious – they’re house hunting during the busiest season of the year. Accommodate showing requests, even on weekends and evenings. Your flexibility demonstrates motivated selling and captures serious buyers.
Highlight Winter Coziness: Emphasize your home’s warmth by setting the thermostat to a comfortable temperature, opening curtains to maximize natural light, and adding a subtle cinnamon or vanilla scent. These touches make buyers imagine holiday gatherings in their future home.
Price Competitively: With 47-53% of sales closing below asking price, competitive initial pricing attracts the limited pool of actively searching buyers. Overpricing in December means sitting on the market through the slower winter months.
Professional Marketing Matters: High-quality photos showcasing your home’s best features – especially with tasteful holiday touches – capture attention in online listings. I ensure every home receives professional photography and comprehensive digital marketing.
